Buyer Engagement Letter

Frequently Asked Questions

  • What is the Buyer Engagement Agreement?
It outlines our services as your real estate broker/agent and your responsibilities during the home-buying process. You must sign before viewing properties.
  • Why do I need to sign this agreement before viewing properties?
As of August 2024, an agreement is required before viewing properties due to recent changes following the NAR settlement. This ensures transparency and helps both parties understand the terms of our relationship, allowing us to represent you effectively during your home search.
  • How long does this agreement last?
The agreement is effective for a set period. If you enter a contract during that time, the deal remains in effect until closing or cancellation.
  • Can this agreement be canceled?
Yes, the contract can be terminated by mutual consent of both parties at any time before you submit an offer to purchase a property. Termination requires written notice from either party. However, any properties we introduced during the agreement period will still be covered, even if the agreement ends early.
  • How is the commission handled?
We will seek the full payment from the sellers. If the seller doesn’t cover 3% (resale) or 6% (new construction), you agree to pay the difference at closing, plus a $399 administrative fee. All fees are negotiable.
